Skanska has sold the Studio B office building in Warsaw, Poland, to Stena Real Estate AB, an international property company that is a part of the privately owned Swedish Stena Group. The project, designed and built in accordance with ESG principles, brings to the Wola district not only future-focused architecture but also sustainable construction. This is already third transaction between the two parties in Central and Eastern Europe (CEE).
Studio B is a part of an office complex designed by Danish Arrow Architects and Polish Grupa 5 Architekci. It has delivered 17,600 sqm of sustainable and innovative space. The office space was already fully leased before getting an occupancy permit. Strong, global brands, like Societe Generale Group, C.H. Robinson, insurance company Unum Życie and Business Link, have decided to open their offices in the building.
Studio is located between two metro stations – Rondo ONZ and Rondo Daszyńskiego – and surrounded by commercial premises and extensive amenities. This is one of the few latest-generation office buildings located in this rapidly developing part of Warsaw, while maintaining an intimate character. The complex will offer places for recreation including publicly accessible square with small architecture, rain gardens and retention tanks that facilitate water collection.

Sustainable solutions, perfect location, timeless architecture
Studio B was built in accordance with the requirements of key industry certifications: LEED Platinum, WELL and Building without Barriers. The building incorporates employee-friendly solutions, including air conditioning based on quiet cooling beams and adiabatic humidifiers to keep air clean and fresh. Studio uses daylight intensity control system that adjusts the intensity of interior lighting to the amount of available exterior light. As a part of the investment, an innovative concrete with a reduced carbon footprint was used, the emissivity of which is on average 46% lower than that of concrete with a traditional mixture.
One of the advantages of the Studio is its perfect location. This address has convenient access not only to metro stations but also to an extensive network of trams and buses. Another advantage is the surrounding bicycle infrastructure, allowing for commuting to work from any part of Warsaw.
