Wave building first in Tri-City with the prestigious WELL Core & Shell Gold certificate

Skanska’s Wave office building in Tri-City has received the prestigious WELL Core & Shell certificate. This is the first such certificate on the Tri-City market and the first at the Gold level outside Warsaw. The WELL Core & Shell certificate confirms that the investor has prioritized solutions and amenities focusing on people, their health and needs.

The WELL Building Standard is a certification system developed by the International WELL Building Institute (IWBI), which measures the quality of office space and inspects over 100 building features. The assessment process takes into account the building’s impact on people's physical and mental health and well-being. WELL places great emphasis on proper ventilation and air filtration indoors, maintaining proper humidity, ensuring thermal comfort, water quality and adequate lighting.

All features, which follow the requirements of the WELL Core & Shell certificate, help those who use our offices perform their daily duties and ensure their safety, as well as physical and mental comfort – says Konrad Ziejewski, project manager at Skanska’s commercial development business unit in CEE. – Certifying office spaces certainly increases their attractiveness and encourages people to return to the office. According to a study conducted in 2021 on behalf of Skanska, most Polish employees consider offices safe, especially if they hold relevant certificates – adds Konrad Ziejewski.  

Wave is the first office building with the WELL Core & Shell certificate in the Tri-City. At the moment, it is also the only such certificate at the Gold level outside the Warsaw market. 

– This certificate confirms our experience in implementing solutions that guarantee the health and well-being of those who use our buildings. In combination with the WELL Health-Safety Rating, this is the highest level of ensuring public welfare. We treat well-being and safety issues as a priority – says Adam Targowski, Environmental Director at Skanska’s commercial development business unit in CEE. 

The Tri-City certification leader 

Wave provides nearly 25,000 sqm of sustainable office space to Tri-City businesses. It is the first building of this type on the local market which, apart from the WELL Core & Shell certificate, has also received another certificate awarded by the IWBI – the WELL Health-Safety Rating. It is granted to office spaces with the highest safety parameters, which reduce the risk of disease transmission and help create healthy and safe workplaces during the ongoing pandemic. In total, Skanska's commercial development business unit in CEE already has 9 WELL and 12 WELL Health-Safety Rating certificates. 

Green and mobile 

With responsible management and use, Wave can significantly reduce the amount of resources utilized. According to the LEED 2009 certification guidelines, water savings, thanks to special fittings, can exceed 40%, and energy savings – over 30%. The electricity in the building comes entirely from renewable sources. Nearly 25% of the materials used in the building’s construction contain recycled elements. In turn, almost half of the products used came from local companies and suppliers. Products with a low content of volatile organic compounds were also used in the construction of the office building. The wood used for its construction was FSC certified, setting standards for responsible forest management. All this allowed Wave to obtain another certificate – the  LEED Core & Shell Platinum. 

The first shared transport hub in the Tri-City, the City Hub, has also been launched next to the office building. It is a special space where anyone can rent electric scooters from Hop.City, scooters via the Bolt application or Traficar cars. There is also a taxi stand, a place for deliveries, and the first charger on the market for Si electric scooters. The device can power three vehicles at a time. It also allows you to plan and reserve a place for charging, and additionally has anti-theft functions.
