Second building in Silesia Business Park complex commissioned for use

The development of Skanska Property Poland’s first office investment in Katowice continues apace and is formally at the halfway point. Building B of Silesia Business Park, the second building out of four planned for the complex, has now obtained its occupancy permit. Furthermore, the investment’s third building is currently under development.

Building B of the Silesia Business Park office complex was commissioned for use 14 months after construction works of the office tower began. In February 2015, long before its scheduled completion, the building found its first tenant. Capgemini leased 5 600 sqm in the building and, as a result, the building is now 50% leased. The company will relocate to its new office by the end of 2015 and will employ approx. 1000 Infrastructure Service specialists providing services and optimizing IT infrastructure for international companies operating throughout the world.

The sales transaction of buildings A and B, completed in October, confirms that Katowice has huge potential for attracting big companies that can become significant employers in the region as well as funds willing to invest in real estate projects located on the market”, says Mariusz Krzak, Regional Director at Skanska Property Poland.

Silesia Business Park will be a modern business complex, comprising four class A office buildings with 48 000 sqm of space. The complex will be LEED Gold certified. Each building will offer 12 000 sqm of leasable space on 12 floors. Furthermore, tenants will have 600 parking places at their disposal.

In October, buildings A and B of Silesia Business Park were purchased by a fund managed by Niam, a Swedish investor. The purchase transaction of the four office buildings, two located in Katowice and two in Krakow (Axis and Kapelanka 42), was the biggest transaction realized on the office market in Central and Eastern Europe in 2015 as well as the biggest ever transaction for Skanska in the region.

Architectural studio medusa group is the author of the building’s design. Skanska S.A. is the scheme’s general contractor while Skanska Property Poland is responsible for the building’s commercialization.
