Skanska Property Poland has begun development of the third office building in the Silesia Business Park complex, the company's first office investment in Katowice. Building C, which will comprise 11,500 sqm of leasable space, is scheduled to be completed in Q4 2016.
Silesia Business Park is a modern business complex which, when completed, will have four class A office buildings offering a total of 46,000 sqm of space. Each building will provide 11,500 sqm of leasable space and will comprise 12 floors above ground. The complex’s tenants will have 600 parking bays at their disposal.
“The launch of the construction works of building C is an important moment for the entire Silesia Business Park project as we have now crossed the halfway-point of the scheme’s overall development. Thanks to a great deal of interest from tenants, we are able to launch building C as per our original schedule. Building B will be being completed at the same time. This is a huge advantage for us and our general contractor since the same, cohesive and experienced team will be able to move immediately to the complex’s third phase. The building’s completion is scheduled for the end of 2016,” comments Mariusz Krzak, Regional Director of Region South at Skanska Property Poland.
The construction works at Silesia Business Park complex started in November 2013. Building A was commissioned for use just a year after the launch of its construction works. Currently, it is 80% leased and its main tenant is international advisory firm PwC. With building B, both construction and elevation works have ended and finishing works are being conducted on its tenant space along with installation works. In March 2015, Skanska Property Poland signed a lease agreement for 5,600 sqm with Capgemini company. Building B will be commissioned for use in Q4 2015.
The Silesia Business Park complex is being developed on the area where the Baildon Steelworks previously stood and is representative of the change Katowice is undergoing, from a post-industrial city to an attractive investment area. Skanska Property Poland’s complex is located in proximity to one of the city's main arteries and is also well-served by numerous tram and bus lines providing convenient and quick access to the adjacent Śródmieście district and other parts of the agglomeration. Thanks to its unique elevation, Silesia Business Park has become a familiar landmark for those travelling into Katowice via Chorzowska Street.
Silesia Business Park is developed in accordance with the principles of sustainable building, illustrated by its LEED Gold pre-certification. The complex is built according to the Workplaces by Skanska philosophy, which includes a focus on both the environment and a reduction in overheads for tenants. The scheme’s architectural design was prepared by Medusa Group. Its general contractor is Skanska S.A., while Skanska Property Poland is responsible for its commercialization process.
